Roof size is more than the size of the house

The roof covers more than the rooms you live in. Its slope adds surface, and a garage or overhang can add roofing without adding indoor living area. That is why a house listing is not enough to price a replacement.

Use the sample without measuring anything, or enter a reliable roof-surface measurement. Compare it with footprint mode to see how slope changes the budget.

Explore a roof replacement budget

The starting example is 2,000 square feet of known roof surface with architectural asphalt shingles. Change the area or choose footprint mode to see how the assumptions affect the total.

Keep the 2,000 sq. ft. example, or enter an area you already know. Roof footprint means the area covered, not total living space.

Keep the 6:12 example unless you already know the pitch. Asphalt shingles need a pitch of at least 2:12, meaning 2 inches of rise over 12 inches of horizontal run.

Budget assumptions and limits

The DFW range is $7–$10 per square foot of roof surface for standard architectural asphalt shingles, including tear-off and labor. A 2,000-square-foot roof gives a $14,000–$20,000 example budget.

Known roof surface uses the entered area directly. Footprint mode calculates surface from one uniform pitch. Allow separately for steep-roof labor, overhangs and different roof planes.

Additional layers, deteriorated decking and unusual access add to the scope. Displayed budget endpoints are rounded to the nearest $10.

Roof cost calculator FAQs

Can I enter the living area from my house listing?

Living area is not a roof measurement. It can count an upstairs floor while leaving out an attached garage, porch or overhang. Keep the example if you do not know the roof area. There is no need to climb onto the roof to use this tool.

Does a steeper pitch automatically raise the installation rate?

No. In footprint mode, pitch changes the calculated roof surface. The published installation rate stays the same, so the tool does not separately price the labor needed for steep or complicated work. With known roof surface, pitch is used to check material suitability.

Is this the amount I would pay after insurance?

No. The result describes a whole-project planning example before any insurance payment. The policy, deductible, cause of damage and covered scope determine what an insurer pays. A roof budget by itself cannot establish coverage.
